Understand What You Can Claim

We’ll help you make the most of your deductions. We can advise on letting agent fees and mortgage interest (what’s still allowable), property maintenance, council tax, insurance, travel, and more. We’ll also flag where the rules change between residential, commercial and furnished holiday lets. We can advise on whether it is best to set up a limited company which can have significant tax benefits.

Our goal is to help you minimise your tax liability while staying firmly within the rules.

Staying on Top of Your Tax

Digital recordkeeping is becoming a legal requirement. We’ll help you get set up with cloud accounting tools that make it easy to track rent, costs and profits — and prepare for quarterly reporting when the time comes.

You’ll always know:

  • How much profit you’re really making
  • What tax you’ll owe and when
  • Which properties are your top performer
  • How your investments are tracking over time

FAQs

  • 1. Can I still claim mortgage interest on my rental property?

For residential properties you own personally, mortgage interest can't be deducted from your rental income. Instead, you get a tax credit worth 20% of the interest. Commercial properties and properties held in a limited company follow different rules. We'll make sure you claim the right relief for how your properties are owned.

  • 2. Should I hold my properties in a limited company?

It can be more tax-efficient, especially for higher-rate taxpayers and growing portfolios, but it isn't right for everyone. Moving existing properties into a company can trigger Capital Gains Tax and Stamp Duty, and mortgages are often more expensive. We'll model the numbers for your situation before you make any decisions.

  • 3. What do I need to do when I sell a rental property?

If you sell a UK residential property at a gain, you usually have to report it and pay any Capital Gains Tax to HMRC within 60 days of completion. That's separate from your usual tax return. We'll calculate the gain, claim any reliefs and costs you're entitled to, and file the report on time.

  • 4. Does Making Tax Digital apply to landlords?

Yes. Landlords with qualifying income over £50,000 have needed to keep digital records and send quarterly updates to HMRC since April 2026, and the threshold drops to £30,000 from April 2027. Your qualifying income includes both rental and self-employment income, so it's worth checking. We'll tell you when it applies to you and set everything up.

  • 5. I have a holiday let. Has the tax treatment changed?

Yes. The special tax rules for furnished holiday lets were abolished from April 2025, so holiday lets are now taxed much like other rental properties. This affects things like mortgage interest relief, capital allowances and pension contributions. We'll review your position and help you plan around the changes.
